Help Needed - Real Estate Agent Specializing in Rentals

Okay, now that the temporary housing situation is handled, I am wondering if anyone has suggestions for a realtor/agent/company who can help me find permament housing. I am going to be SWAMPED with the new job, plus I am going to be dealing with selling the Atlanta house and coordinating the actual physical move, so I would love to work with a real estate professional who can take our parameters and go find some options.

The catch is that we will be renting for the first year or two, so I'm looking for someone who works with leases instead of/in addition to purchases. Any ideas? Of course, I will be most grateful...thanks so much!!!

Betty, most rental specialists (and I would advise using a rental specialist) don't tend to be experts citywide, so if you have a general idea of location, that would be helpful. For example, I have an agent I've used in the close-in NoVa area, and would recommend her, but wouldn't necessarily recommend her for someone wanting to live in DC, MD, or the outer VA suburbs.

So I think you need a double specialist: rentals, and within a particular area. And it *always* helps to get a recommendation from a former client because the agent knows they'll be making two parties happy if they make you happy. :)

Y'all are awesome - such good advice/info from everyone! Not that I am surprised in the least. :D

Don, I don't think we are going to be able to be super location-specific, since we have some other parameters that are going to be limiting (most notably, the fact that we have two pets, one of which is a large dog). Mostly, we are just concerned with being walking distance from Metro - my office is at 18th and G, so I can be on Blue, Orange, or Red, but hubby doesn't yet know where he will be working.

But, I guess if that is going to complicate things rather than simplify things, I will be happy to take any and all recommendations! Close-in NoVa may be a good place to start, since I will be in Rosslyn for at least the first 60 days.

I've used Celia Javier from American Realty Group - I haven't been in touch with her in years now, but used her for my last three houses. The last two houses I even found myself, and called her to complete the deal.

A quick look at their website doesn't show that she works there anymore, but she did for years - I suspect if you called, they might be able to give you her contact information. She's not a superstar, but she's honest and nice, and if I was going to move within inner NoVa again, I'd look her up - she was always patient, and willing to fax me new listings that came up each week so I could do a "drive-by" on my own time and let her know if I was interested in seeing the property.

If you think about it, there really isn't *that* much a rental realtor does - knowledge of the area is important (especially regarding comparable pricing), as is the ability to spot little things, but you are pretty much going to be the one who decides on what to offer, and what concessions you're willing to pay or need to receive.

This post really isn't that helpful, but hopefully it's better than nothing. Ineffective real agents are a real annoyance, and can cost you time and money. If someone has another agent they are really willing to put their own name on the line for, you should pay attention to what they say.
